Project information

Our normal minimum scope is approximately a complete small bathroom remodel. Smaller custom cabinetry, built-ins, and specialty woodwork may still be considered.

Demolition and disposal
Drywall demolitionLabor, ordinary protection, and removal from the work area. Disposal is priced separately by debris load.
Plaster and lath demolitionHigher allowance for heavier material, dust control, and slower removal. Disposal is separate.
Standard floor tile demolitionRemoval from a typical thinset installation. Mortar-bed assemblies are priced separately.
Mortar-bed tile demolitionFor thick-set tile floors or walls requiring heavier demolition.
LVP or laminate removalStandard floating-floor removal. Glued flooring may require a custom adjustment.
Hardwood flooring removalStandard nail-down flooring. Adhesive removal and major subfloor repair are excluded.
Cabinet and countertop demolitionCareful removal of a standard cabinet run and countertop. Appliances, plumbing disconnects, and hazardous materials are excluded.
Non-load-bearing wall demolitionInterior wall only. Electrical, plumbing, structural, and hazardous-material work are excluded.
Concrete demolitionStandard accessible flatwork. Reinforced, thick, or difficult-access concrete may require a custom estimate.
Debris hauling and disposalLabor, truck/trailer handling, and typical local disposal fees. Heavy concrete or hazardous waste may cost more.
Framing
Interior wall framingStandard wood framing and fasteners. Drywall, electrical, engineering, and specialty headers are excluded.
Exterior wall framingStandard wood framing and fasteners. Sheathing, stucco, structural hardware, engineering, and specialty openings are excluded.

Insulation, drywall, and wall finishes
R-13 wall insulationFiberglass batt insulation installed in open, accessible wall cavities.
R-30 ceiling insulationFiberglass batt insulation installed in open, accessible ceiling cavities.
New wall drywall — Level 4Drywall, screws, tape, compound, corner bead, hanging, finishing, and sanding. Primer and paint are excluded.
New ceiling drywall — Level 4Higher allowance for overhead hanging and finishing. Primer and paint are excluded.
Level 5 smooth-wall finishFull skim coat and sanding over properly installed drywall. Drywall hanging, primer, and paint are excluded.
Cement board installationBacker board, fasteners, and standard seam treatment. Waterproofing and tile are separate.
Exterior stucco and painting
New exterior stuccoStandard three-coat system over a prepared wood-framed wall. Demolition, repairs, scaffolding, specialty details, and paint are excluded.
Exterior stucco paintingStandard preparation, primer as needed, and two finish coats using quality exterior paint. Major repairs are excluded.
Windows and doors
Standard window, 36" × 42" or smallerClient supplies window. Includes labor, standard flashing, shims, sealants, and installation into a prepared opening. Finish repairs are excluded.
Larger standard windowClient supplies window. For a conventional single-unit window larger than 36" × 42" in a prepared opening.
Interior prehung doorClient supplies door and decorative hardware. Includes setting, shimming, fastening, standard casing, and installation materials.
Exterior prehung doorClient supplies door and hardware. Includes standard flashing, weather sealing, setting, fastening, and installation materials.

Kitchen cabinetry
Prefabricated cabinet installationClient supplies assembled or ready-to-assemble cabinets. Includes installation labor, standard fasteners, basic fillers, alignment, and ordinary installation materials.
Full custom cabinetry — fabrication and installationNo MDF doors. Includes plywood cabinet boxes, hardwood or hardwood-veneered doors/panels, standard soft-close hardware, shelves, toe kicks, fillers, delivery, and installation. Countertops, pulls, appliances, plumbing, electrical, and specialty accessories are excluded. Measure each cabinet run once.
Standard cabinetry will calculate; selected specialty work will be added as a custom-estimate item.
Tile and shower construction
Tile installationClient supplies tile. Standard price includes labor, thinset, standard grout, spacers, and ordinary installation consumables over a properly prepared surface.
Standard tile backsplashClient supplies tile. Includes standard installation materials for a conventional backsplash layout.
Shower waterproofingComplete standard waterproofing system over a properly framed and prepared shower area.
Standard custom shower panStandard-size sloped pan, drain integration, waterproofing, and flood-test preparation. Tile is excluded.
Shower nicheStandard framed and waterproofed niche. Specialty lighting, stone shelves, and complex layouts are excluded.
Shower benchStandard framed, waterproofed bench. Finish tile or stone is excluded.
Flooring and stairs
Hardwood floor refinishingStandard sanding, stain, and finish materials. Repairs, replacement boards, severe adhesive, and specialty finishes are excluded.
LVP installationClient supplies LVP. Includes labor and standard underlayment where required on a flat, prepared subfloor. Baseboards and major leveling are separate.
Engineered wood installationClient supplies flooring. Includes standard glue-down or nail-down labor and ordinary installation materials on a prepared subfloor.
Subfloor preparation / light levelingMinor patching and standard leveling. Severe deflection, moisture mitigation, or structural subfloor replacement is excluded.
Stair tread and riser workPremium straight-stair allowance. Client supplies finish flooring where applicable. Curved, floating, open-riser, or structurally damaged stairs require a custom estimate.
Finish carpentry
Baseboard installationIncludes standard paint-grade baseboard material, installation, caulking, and basic preparation. Final paint is separate.
Door or window casingIncludes standard paint-grade casing material and installation. Final paint is separate.
Crown moldingIncludes standard paint-grade crown material and installation. Complex profiles and final paint are excluded.
Shiplap or decorative wall panelingStandard paint-grade material and installation on a prepared wall. Specialty hardwood, acoustic panels, and intricate patterns require a custom estimate.
This will be included as a custom-estimate request. Smaller custom woodwork may be considered even when it is below the normal remodel size.
Interior painting
Interior wall paintingStandard preparation, quality paint, and two finish coats. Major drywall repair, specialty coatings, and dramatic color changes may increase pricing.
Ceiling paintingStandard preparation and two finish coats using quality ceiling paint.
Baseboard and casing paintingStandard preparation, caulking touch-up, and quality trim enamel.
Interior door paintingStandard preparation and finish coating for a conventional interior door and jamb.
Plumbing fixture installation
Toilet installationClient supplies fixture. Includes removal of an accessible existing toilet, standard connection materials, setting, and testing.
Bathroom faucet installationClient supplies faucet. Includes standard connection materials and testing on an accessible vanity.
Kitchen faucet installationClient supplies faucet. Includes standard connection materials and testing.
Garbage disposal installationClient supplies disposal. Includes standard mounting and plumbing connections. New circuit work is separate.
Kitchen or bathroom sink installationClient supplies sink. Includes standard drain and water connections in an accessible cabinet.
Shower valve installationClient supplies valve and trim. Includes standard rough materials with an open, accessible wall.
Standard tub installationClient supplies tub. Includes standard setting and accessible connections. Freestanding, cast-iron, and specialty tubs may require a custom estimate.
Vanity installationClient supplies vanity. Includes standard setting, fastening, and ordinary installation materials. Countertop and plumbing are separate unless selected.

Electrical installation
New recessed lightIncludes standard LED recessed light, wiring, box/connection materials, and installation where routing is reasonably accessible.
Decorative light fixture replacementClient supplies fixture. Includes standard removal, installation, and testing at an existing location.
New outlet or switchIncludes standard device, box, wiring, and installation where routing is accessible. Specialty controls are excluded.
GFCI outletIncludes standard GFCI device and installation. Circuit corrections or panel work are separate.
Dedicated circuitAllowance for a typical accessible run from an adequate existing panel. Long runs, finished-wall routing, and panel upgrades may cost more.
Bathroom exhaust fanIncludes a quality standard fan, ordinary ducting, wiring, and installation where access is reasonable. Roof penetrations may require adjustment.
Under-cabinet lightingIncludes standard LED system, wiring, drivers, and installation. Specialty controls and extensive wall repair are excluded.

Concrete and exterior improvements
Standard 4-inch concrete slabStandard excavation, compacted base, reinforcement, concrete, placement, and broom finish with reasonable access. Demolition is separate.
6-inch reinforced concreteHigher-capacity reinforced slab allowance with reasonable access and standard finish.
Concrete pumping allowanceTypical local pump setup and placement allowance. Long hose runs or restricted sites may cost more.
Decorative or upgraded concrete finishPremium added to a selected concrete slab for a more detailed finish. Specialty colors, patterns, and mockups may require review.
Standard wood fenceStandard quality wood fencing, posts, concrete, fasteners, and installation. Demolition, retaining conditions, and specialty hardwood are excluded.
Standard pedestrian gateStandard wood gate, hardware, posts, concrete, and installation.
Low block planter wallPreliminary allowance for a low, approximately two-block-high wall with concrete footing, reinforcement, grout, and standard finish preparation. Site-specific conditions may change pricing.

Plans, permits, and specialty conditions
